Ditmas, that $250/month difference in maintenance is worth about $45K of 30-year mortgage. Plus, E17 off Cortelyou is way better than E17 off Ave H.
The apartment at 1818 Newkirk is much larger, practically a 3 bedroom and it has a balcony. And the maintenance is lower.

Jaguar, the [much larger] 3bdr comp also asks $30K less. Although, I have to admit, since I don’t know the exact location of that one, the difference could be the location too.
I’d be shocked to find $600 maintenance on an apartment this size. It would make me wonder if the cop-op had any reserve fund, or if they fixed everything via assessments.
Agree, maintenance should be $600 to $900, depending on whether there’s an underlying mortgage.
You’d have to pay considerably more for a similar apartment just one stop closer in at Newkirk Plaza:

maintenance is what it has to be. the coop is not making a profit. its what people have to pay in order to live there. Do you think once you buy a house or a coop you’re through paying housing costs? maintaining any building, especially an older building, in good shape is expensive. This is not a public housing project where the City foots the bill.
The price of the apartment is negotiable, the maintenance is not.

Saying this place is in Ditmas Park is a bit of a stretch, no?
But I guess I should be proud to live in one of the fastest expanding neighborhoods in Brooklyn. From Prospect Park South to Brighton Beach, all your blocks are belong to us!
