Co-op buildings in Brooklyn don’t get much more blue chip than Brooklyn Heights’ 1 Pierrepont Street. This particular three-bedroom listing, which has Harbor and skyline views, hit the market in late February for $3,200,000 and was recently reduced to $2,950,000. It looks as classic and tasteful as you’d expect and has the maintenance ($3,238) to match. There can’t be any shortage of people who would like to live here so it’ll be interesting to see where the selling price ends up!

  1. Though you could redo the walls with the closets there to make that a full bath & laundry room, giving access to guests from the hallway. I’m sure those closets weren’t originally built as they are now anyway.

  2. Yes, floorplan is nice, but could be better (or at least I’d want better for that price.)

    Half-bath is not a guest bath to me – works as a half-bath that is nice to have when working in the kitchen. But for guests, I’d want a half-bath that could be accessed from somewhere over by the library/bedroom, so as to keep the private spaces (which to me includes not only the bedrooms but also the kitchen) separate from the entertaining spaces. In this case, the bath by the libary should be a whole, so you can use that room as a guest bedroom – as both full baths are only accessed through bedrooms, not a hall.

    Would like having a large laundry room with a window, though. Want space to set up ironing board not in my living room. Could be bigger room for that; could be accessed from near the bedrooms, not the kitchen. Quibbles, though – the half-bath is clearly a remnant from a maid’s room there.

  3. Great pre-war floorplan, great views and blue-chip location, but I have to confess I don’t understand the financial aspect of this proposition. You could rent something grand and wonderful for $10,000 or $12,000, or buy this for twice as much. I understand fine coops like this are as much social ticket as housing, but it’s a bit of an expensive entry. I bet if you are a social climbing BH-type, having $100,000 every year to donate to well-connected charities will get you a lot more social heft than owning a coop (and a better tax deduction as well.)

  4. That floor plan is terrific. Master bedroom with south and east exposures, living room with west, a great big dining room and a pantry to boot. Bathrooms look a little small for today standards, but less for Hazel to clean.
