This particular three-bedroom listing, which has Harbor and skyline views, hit the market in late February for $3,200,000 and was recently reduced to $2,950,000. It looks as classic and tasteful as you’d expect and has the maintenance ($3,238) to match. There can’t be any shortage of people who would like to live here so it’ll be interesting to see where the selling price ends up!

At first I thought the solarium and deck were part of the apartment — that would have really made it spectacular. I don’t really see this working well as a 3 bedroom — the person in the 3rd bedroom has nowhere to bathe except by walking through another bedroom. It does make an amazing 2 bedroom with a library, especially after you remove the closets so that there is direct access to the powder room from that hallway.

tho i agree i would prefer a duplex anyday but One Pierrepont is One P. and Hard to find ten room apts.
There’s an important note on the listing you all missed:
“You can easily ensure you are the successful bidder by stating in your offer all contracts are to be signed over a gin and tonic at Armando’s.”

at this price, that massive duplex coop unit in PPW asking for 3M is looking like huge bargain.
know many people in the bldg, but I don’t use that as pedigree – stuffy old place, dark dismal lobby, cramped elevator – and, again, the co-op board is something to deal with, IMHO.
Where are the other 1000 sf?
From what I know having drinks with some of my friends who live here, the building is very well maintained. Elevator is kinda cramped but hey.
well, coop board nightmare to be expected in any exclusive sort of expensive building, and can be found in many that don’t fit that description as well.
