While it is a studio and therefore lacks a separate bedroom, it does appear like the orientation of the kitchen (layout here) provides at least some division of space. The third-floor pad is in a prewar building (albeit a walk-up one) and has the kind of charm to it that you’d expect. What do you think of the $285,000 asking price?

stick by my comment that you’ve NEVER EVER admitted on blog of being wrong on something. unless you’re telling us you batting 1.000 here – ie always right. so no sense proving my point with someone who’ll at most just disappear on this thread. not worth my time.
there’s plenty of brooklyn heights studios on the market now with similar common charges for substantially less asking than this place – but they all need gut renos. 111 Hicks was the only one that had a high end reno, but bad comp as 11217 stated.
