This new studio listing at 195 Garfield Place in Park Slope. While it is a studio and therefore lacks a separate bedroom, it does appear like the orientation of the kitchen (layout here) provides at least some division of space. The third-floor pad is in a prewar building (albeit a walk-up one) and has the kind of charm to it that you’d expect. What do you think of the $285,000 asking price?

The living room is 214.8 sq ft.
Are you telling us that your position is the entry, kitchen, hall and bath are 5.2 sq ft?
If so, then yes, I would call that crazy.

Actually it’s not crazy at all. It’s $1556 a month mortgage and maintenance.
Try to find a studio to rent around here similar to this for $1500. It won’t happen.
When you factor in the the mortgage interest deduction, you are paying far more to rent than to own.
You people really don’t know even the basics of real estate. It doesn’t matter that it’s a room. It’s still cheaper than renting other similar rooms in this area. Those studios in the big highrises in Downtown are renting for about $1800-2000 a month.
10 years ago, these studios sold for around 100K. Pretty tidy investment for a non-millionaire.
I know people who pay $1500 to SHARE an apartment all over this city. To think someone won’t want to buy a place and live alone for less than the cost of renting means the naysayers really don’t have a clue what they’re talking about and live inside a bubble.

it is crazy. there was an article in the ny times just this weekend about someone who bought exactly a 220 square for studio in chelsea for a similar price. it was your typical obnoxious crap, but still… 1/3 of a million dollars for a room. very depressing

a unit with the big ass windows on the ground flr sold for 200k or less not too long ago.
for 285k, you can get a better deal in BK Heights. Yes, BK Heights. In other words, too expensive.
horrible for $285,000 in this location is still a bargain.
