44 Prospect Park West, while not the fanciest apartment building on the park, still offers up a nice prewar vibe on the inside. This particular two-bedroom unit has some nice details but suffers from a slightly awkward layout, in our opinion. The owners, who paid just $650,000 for the two-bedroom pad in 2009, are looking to make some money on this one by slapping an asking price of $825,000 on the new listing. There’s no square footage information provided so it’s hard to critique the price too much but we suspect the odds favor the selling price starting with a 7 rather than an 8.

  1. I actually don’t have much of a problem with the layout. It’s two real bedrooms with closets and the second bedroom is a lot bigger than some of the floor through apartments you see in PS where the extra bedroom is a lot smaller.

    how many sold for 25% over what they sold for in 2008? that would be a more telling stat.

  3. And btw, in a new report, 9.2% of Manhattan apartments in 2010 sold for OVER the asking price. And yet people still don’t think NYC is different than the rest of the country. Find me another city where almost 10% of properties are selling for over asking in this housing market.

    I know quite a few people who bought in 2006 and 2007 and who have sold in 2010 for a hefty profit.

    that’s a 2 bed 2 bath with no square footage listed. (guessing it’s larger than 1100 sqft)

    this is a 2 bed 1 bath – comps seem to be low 700s THIS year.

  6. For an apartment like this, you’d expect to pay about 4500 a month in rent, Snark. Someone on my block owns a brownstone and renovated it and just rented out a couple of 2 bedrooms for over 5K a month. They are large, but so is this one.
