44 Prospect Park West, while not the fanciest apartment building on the park, still offers up a nice prewar vibe on the inside. This particular two-bedroom unit has some nice details but suffers from a slightly awkward layout, in our opinion. The owners, who paid just $650,000 for the two-bedroom pad in 2009, are looking to make some money on this one by slapping an asking price of $825,000 on the new listing. There’s no square footage information provided so it’s hard to critique the price too much but we suspect the odds favor the selling price starting with a 7 rather than an 8.

  2. 750k sounds reasonable — and 800k achievable. Here’s why:

    This is one of the nicer layouts for a 2br/1ba (completely isolating the cooking and eating) I’ve seen. And you’re right on PP and in PS 321 zone.

    As for rent…yes, $4,500 is probably about right for a roomy, renovated 2br on the Park, if you could even find one.

  4. ilovebrooklyn — That’s exactly why I would expect 44 PPW to go for more than 125 PPW, but that doesn’t seem to be the case. I’m not that familiar with PS real estate, but I would pay more to live closer to the 2/3/B/Q and be in PS 321.

  5. movingonout — it’s about an 8-minute trek to the 2/3 subway from here (and not much farther to the B/Q). Not nearly far enough to outweigh one of the key price-boosting aspects of this property — it’s in core PS 321 territory.
