We’re probably just falling for the dark floors, but something about this one-bedroom co-op at 135 Ocean Parkway (a recent addition to the Brownstoner Marketplace) is grabbing us. While we wish the ceilings were a little higher, the wide windows and killer 14th-floor views seem to make up for it. Plus, the kitchen, while not large, has been tastefully renovated. As for the price of $280,000, it appears to be in line with several other high-floor one bedrooms in the Kensington building that are also on the market right now.

The 8-foot ceilings will be fine once you’re in the apt. The super-wide-angle photos make the ceilings look even more low. The only time that kind of lens is okay to use for RE listings is in a house with 9-12 foot ceilings. It makes apts like this look squashed. Who knows how many people don’t even go look because the pictures give them claustrophobia?

So does “country kitchen” now mean that there’s no dishwasher and no cabinets? I’d think a little more storage in the kitchen would be useful.
Looking at the comps in the same building, I am pretty sure I would opt for #14B instead of this place.

It’s $1000 less, though the maintenance is higher. But it looks larger, better laid out, and has a terrace. Win, win, win.

They are the typical 8 foot ceilings found in many post-war buildings.
I live in a post-war building right now, and would I like another foot of ceiling height? Sure. But I love the big windows, and they more than compensate for the ceiling height.
Yes, Rob is right, the building is a bit of a fugly beige brick slab. And I seem to recall the lobby feeling a bit frumpy – and dare I say – reminiscent of one of those Waiting Rooms to the Hereafter.
But I really liked the layouts of the apartments themselves, and all the light that pours in through the big windows.
PS: Did I mention the windows?

That’s really the only thing that puts me off about this apt.
Well, not crazy about the outside of the building. But I’m trying to remember that when you live there, you’re usually inside . .. but still, um, Rob is kinda right.
But anyway, nice looking place.
