This FSBO at 299 13th Street in the South Slope has a nice, clean feel to it. Clearly recently renovated, the Brownstoner Marketplace listing has two south-facing bedrooms and a very attractive open kitchen. The only major drawback as far as we can see is the fact that there’s only one bathroom and it’s at the opposite end of the apartment from the bedrooms. The maintenance is a low $552 and the asking price is $460,000. What do you make of that?

Wow. The lower floor duplex is in contract, according to SE:
“01/08/2011 Listing entered contract”.
I had a feeling that place would sell, even though it had some issues.
Also went to both open houses, and I’m not sure I agree about resizing the bedroom. The main BR has a king bed with those built-in shelving unites around it. I think you could eliminate the shelves and move the wall out to where they are now. There would still be plenty of space in that room. Then, notice in the floorplan that the tiny BR has a little entry hall with the door at 90 degrees to the other door. Eliminate that wasted space and put both doors side-by-side, and that little room becomes about 7-8 feet wide. Which would be fine. (All this assuming that wall can in fact be safely moved.)
Not sure what to say about the lower duplex… I’ve seen a few apartments like that, with part below ground level and always tile instead of wood floors. It freaks me out – is flooding expected?
All told, even with much less space, I like 3D better. Nicer kitchen, fantastic light (SW & SE exposures), cheaper, etc.
Walkup… I went to the OH. The reno is pretty nice and clean, but the coolest thing I thought was the individual water heater (I think the building doesn’t have a boiler). The bedrooms were too close together for me (I was actually there to see the bigger place on the first floor).

I doubt it; when you see it in person, it looks more difficult than you would imagine by seeing the floorplan. The second bedroom is the narrowest “bedroom” I think I’ve ever seen, but it does have built-in storage, and a window seat (not sure if that is what it’s really called).
The place was nicer than I expected, but the first floor duplex I was stoked to see was a bit of a letdown. There’s private outdoor space, but you have to walk into a basement vestibule, then go up a flight of stairs to access it- I think a lot of people were bummed about that (there were lots of people at the 2 OH’s).
walkup or elevator bldg?
I have been to this apartment, went to their open house last week. It is a really nice renovation. Not a family of fat midgets, but skinny tall people. That weird bed is actually a king size bed, you freaks just aren’t used to seeing bedrooms this big. I would buy the place if I had the money.
It’s also on the same block as Lucky 13, which is one of my favorite bars. But, I don’t think I would want to live that close to it. (This building is far enough from L13 that the noise wouldn’t be a problem, but it IS a loud place.)
what can I say that hasn’t been said already.
I like the bathroom farther away too. Sometimes you just need a bit of privacy…..
There needs to be a crackdown on declaring fake rooms as bedrooms. This dishonesty just wastes people’s time.

Well, I have to admit… I looked up the address on SE, and saw apt 1C for sale, and actually like it. It’s a ground floor duplex with a little bit of outdoor space, and 1150 sq ft of inside room (I didn’t really look at the dimensions to see if that number was accurate). But, I can’t remember the last time I thought, “yeah, I would buy that, and the price seems fair”.
