I live in this complex. That is a 1 bedroom that’s been converted. There are other units that are true two bedrooms.
these coop maint is high – compare to comparable in the hood and broader Brownstone BK. the offset is the prices are lower.
dont think any doorman prewar coop in clinton hill is over $1/psf
this unit has been on the mkt forever – maybe close to or over a year already. think it was asking 429k then.
11217–despite the not so cozy exterior this is a well run complex with security and other shared amenities. And the windows in these apartments are certainly not like any projects I have seen. Great views here too and a nice location. Maintenance is nearly identical to what I was paying in 360 Clinton Ave so it certainly appears to be in the ballpark.
guess what… fuel costs same no matter what neighborhood, same for electric. And depending on coop – 50% or so of maint. is underlying mortgage and those rates depend on when bldg was financed..not what neighborhood you live in.
So only significant cost factors are whether bldg has doorman, elevators, etc.
Only taxes are going to vary by location.
Is maint/cc exceeding $1 psf is reasonable for a doorman/elevator prewar Clinton Hill? It would be for a lot of nabes, but I never considered living here so I honestly don’t know.
Over $1 psf for maintenance is considered reasonable in Clinton Hill, Brooklyn for a building which from the outside, resembles a housing project?

Given the design features and views this appears to be an excellent value. Pretty sweet looking pad.
