Although only 780-square-feet big, the two-bedroom, one-bathroom apartment feels very clean and open, a feeling not hurt by the unimpeded 10th-floor views. The maintenance is a reasonable $807 and the asking price is $410,000. What do you make of that?

This is NOT a real 2 bedroom apartment, this is a 1 bedroom with the extra space and there are many more 1 bedrooms out there priced a lot lower than this one!
These are nice coops, but when I looked at them in 2008, there was a 5% flip tax which was off-putting.

lots of real 2-bedrooms here for this price. this one without board approval. other one with ipad at closing. I’ld prefer the space and renovate myself
Its only a matter of time before someonr makes the “it looks like a housing project” comment about any apartment in the Clinton Hill Co-ops. I live here and spend a helluva lot more time INSIDE my apartment looking out at the beautifull brownstones accross the street. The loosers who spend 40-60,000 more for a “charming pre-war” get stuck looking out at my apartment. So who got a better deal???
If you are going to call it a bedroom, at least make an effort and put a closet in the room.
It’s a 1+ (which, actually is fine for me). But people looking for a real 2BR will be disappointed.
These were built in the pre-war style, lots of windows and exposures. Only post war additionis lots of closets. Many of these are a real value, just not this one. Recently saw 3 one bedrooms for under $300K on high floors, terrific light and views in each.

ever been inside the projects? the apartments are laid out better and get more light than a brownstone co-op could ever hope to get.
Right, that’s not a second bedroom, it’s an office and I still don’t understand the value of overstating that: it’s an office; say as much; lots of people — couples, singles — are looking for a one-bedroom with an office. Let the buyer choose to use it as a room with a bed if they want to/need to. But calling a tiny makeshift closetless room a bedroom, when it’s just fine as an office — I don’t get it. Better to understate than over.
And where’s the “dining nook” in the kitchen? No, this is another case of having to squeeze a dining table into a living room that does not have ample space to double as a dining room.
Ok. Honestly, other than that, this looks like a decent place for a decent price, though I agree with 11271, the maintenance is disproportionate. (Yes, these coops are not the prettiest from the outside, but inside they are much better.)
Oh, I guess the “office” would have once been where you could put a proper dining table, yes?
Is this really a two bedroom or a dining area converted to a bedroom.
Heard from board memeber that they are refinancing the coop mtg from 9%, should ease maintenance.
Property tax wise, according to my lawyer NYC DOF is treating clinton hill as if it’s park slope, I can confirm with my recent tax bill.
