We could do without that bathroom sink, but overall this two-bedroom co-op at 1110 Caton Avenue in Ditmas Park has a great vibe: Nice prewar details and lots of windows and natural light. The kitchen’s also been recently renovated. The asking price is $485,000, which isn’t cheap for a two-bedroom in this part of town but this one’s probably nicer than most; it’s also got a real dining room. What do you make of it?

  1. Handsome apartment but I agree its overpriced. And calling this Ditmas is just funny! It isn’t even borderline.

    The appeal of the location will depend on just how much you like youth sports. I’d love it–my kids play sports at the Parade Grounds and we spend a lot of time there. The new tennis bubble is there and its very close to Prospect Park proper. Also easy walk to the Q, very fast for Midtown commuters. Others would hate the location, because the Parade Grounds and that stretch of Caton is busy. Caton is a bus and truck route and in that spot there are doubleparkers galore dropping off kids and blocking the road, plus food carts block the sidewalk, etc. Parade Grounds has tons of baseball, soccer, football going on nearly all year around and some of the fields have lights, so its busy.

    Less than that. That salad bowl bathroom sink is straight out 2006-7.

    This apartment is so overpriced it’s ludicrous. It should be asking around $350k.

    And no, this is not Ditmas Park. This is Prospect Park South.

  3. itsthebigguy, the apartment is renovated and on a high floor. The other two bedroom apartments you saw were probably on a low floor and in estate condition and needing an electrical upgrade. I’m not saying they’re going to get this price, I have no idea re prices in Ditmas Park, just saying I’ve seen similar in comparable buildings & neighborhoods.

    Also, I bet this is a walkup. Wouldn’t bother me but will put off many.

    What is the deal killer for me is the maintenance is WAY too high.

  4. This is not Ditmas Park; it’s Flatbush, plain and simple – I’d even accept Prospect Park South, if you can’t bring yourself to use the F word. Why have people decided that “Ditmas” is OK but “Flatbush” isn’t? And it’s not just real estate brokers; I get plenty of calls from people wanting to look in “Ditmas” for a rental or a sale. This apartment is just off the Parade Grounds and a short stroll to the park itself, which is nice, but stay away during after-school hours – I think every soccer team in Brooklyn practices at the Parade Grounds.

  5. It’s really lovely; I agree with Mopar, there is something incredibly comforting about the side-by-side DR and LR. Don’t know the neighborhood well enough to comment about the price.

  6. WOW!!! That is beyond over priced…saw a recent sale downstairs for 277k. 1BD+office completely reno’d and very charming. There were also two 2BRs around 300k for sale last year. GOOD LUCK! They’re gunna need it.

    Looks like a really nice apartment. It has my favorite pre-war feature: Side by side DR and LR with a row of windows running along the long side of the two rooms.
