We could do without that bathroom sink, but overall this two-bedroom co-op at 1110 Caton Avenue in Ditmas Park has a great vibe: Nice prewar details and lots of windows and natural light. The kitchen’s also been recently renovated. The asking price is $485,000, which isn’t cheap for a two-bedroom in this part of town…

The asking price is $485,000, which isn’t cheap for a two-bedroom in this part of town but this one’s probably nicer than most; it’s also got a real dining room. What do you make of it?

I have a hard time even looking at this place — I know it is the decor. But I HATE it. I don’t dislike it. I HATE
it. It is horrible. I try to imagine priming all that dark horrible molding and painting it a light color and painting the walls something that don’t make you want to jump out one of those windows. That is truly the most depressing looking place. Why not put chains on the wall?
Ok, having said that, yeah, the layout is good. sigh. So what.

astringer – I don’t think that 200y was the peak in this neighborhood. Prices were still increasing in 2008 and maybe even 2009.
As for that 3br at 416 Ocean: “Tailor Make Your Dream Home With a little vision and total upgrading…”

The other one was on the exact same floor as the current listing and it was asking 299k and it was in move in condition, did not have a ton of detail but how much is detail worth 200k? I think not…MNTCE is very high also and like you said its a walk up. The building isn’t that inviting either in terms of its entry way very outdated and gloomy. Never the less its proximity to the park is a huge plus as well as its size…but 485k? Are you serious, why would you live on Caton Ave for 485k when you could live in Windsor Terrace which is a much nicer area, or even some parts of Park Slope for the same price? With this MNTCE its like paying 600k not 485k. Ridiculously priced…This place is MAX worth 325k…there’s my widget!
oops ! I made a mistake : 416 Ocean sold for $300K, not 345K !
and the apt on 416 Ocean Ave was 50% bigger than 1110 Caton Ave #16 !!!!
Outrageously expensive !
