Co-op of the Day: 570 Ocean Parkway, #1H
The location of this studio apartment at 570 Ocean Parkway may not be everybody’s idea of convenient, but it’s got a lot of charm and the price for an entry-level apartment is hard to beat: $110,000. Granted it’s a studio, but it’s still got 500 square feet of space, which puts the asking price at around $220 a foot. The kitchen could use some updating, but other than that the co-op appears to be in reasonable shape and still in possession of most of its original detail like moldings and wood floors. Think this is a good deal?

A very pretty prewar at an affordable price. See, NYC is not so unaffordable! Minard, Dirty, I read the opposite you do into this price. What is wrong with this as a starter apartment in NYC?
Nomi, I have. The layout is nicer IMO but doesn’t have the pre-war “charm”. The building is about 30 years newer so post-war. Also, windows come out to side street and it’s quieter than coming out to Ocean PKWY. Check it out. Maintenance is around $460.
“Being a first floor on a major road, I guess it all depends on which way it faces.” (eston)
Yes, but at least it’s not right on top of the traffic like it would be on most other major streets.
My mom rented a studio in Brooklyn Heights in the very early 1960s for $80 a month. She was making $100/week.
Nice place. Being a first floor on a major road, I guess it all depends on which way it faces.
I agree in general Minard, although I think this would be widely affordable even on a young single professional person’s salary. If not, the $490/mo maintenance is a bigger hurdle than the asking price.
amen minard.
Kensingtonian, you’ve seen that other studio? Is it as nice as this?
I feel so sorry for young people today who are just starting out. The housing costs in the city are just depressing. The unaffordability index must be at historic highs. Maybe salaries have kept pace, but I have not seen that from my desk.
Sounds really good. Hope someone with cash handy can snatch it up.
