We’ve probably done more Co-op of the Day posts about the Griffin, the prewar co-op at 101 Lafayette Avenue in Fort Greene, than any other building in the borough, so why stop now! This one’s a For Sale By Owner studio listing on the Brownstoner Marketplace asking $295,000. To call it large would be a stretch, but it does have lots of original charm (man, we love those casement windows) and a renovated kitchen with great views of the, um, bed. The only thing that looks a little out of place to us is the modern bathroom sink, but that can be easily remedied.

a NICEEEEEEEEEEE murhpy bed makes a huge difference in these studios.
I prefer Montgomery as well (biased as to that location ;-)) but I think both will sell close to ask.

compared to that slope coop yesterday, this doesnt fair that well even though 30k cheaper
Maintence is $507 so only a few bucks cheaper than the small 1 bedroom on Montgomery Place from yesterday.

I’ve got the same sink – it’s not sloped enough and water pools in it.
Pretty. But nowhere to eat besides the bar or couch? Or in bed. Well, I guess you could fit a table somewhere, but it’d be very tight.
Floor plan doesn’t show what seems to be another beautiful window in the kitchen.
Actually, the bathroom sink is one of the nicer features. Those windows, though charming aren’t a real asset in the winter.
