We’ve probably done more Co-op of the Day posts about the Griffin, the prewar co-op at 101 Lafayette Avenue in Fort Greene, than any other building in the borough, so why stop now! This one’s a For Sale By Owner studio listing on the Brownstoner Marketplace asking $295,000. To call it large would be a stretch, but it does have lots of original charm (man, we love those casement windows) and a renovated kitchen with great views of the, um, bed. The only thing that looks a little out of place to us is the modern bathroom sink, but that can be easily remedied.

Oh yeah, just noticed these too: 17L sold for $279k (L line apts are smaller, but it’s on a high floor); and 12M sold for $300k.
Lots of turnover in this building, so plenty of comps. The above sales were all within the last 12 months. You can check Streeteasy or Propertyshark or DOB for more, e.g. 12E, 7H, 4C, 5E and 3C are also similar and all sold in 2008 for similar prices.
Seller here. I don’t know if it’s kosher to get involved in discussions in the comments around here so I’ll only make a few purely informational points:
1) DIBs that’s a very good point about the casement windows, they are drafty; but what I forgot to put in the listing, is that this particular apartment comes with storm windows to keep out the cold in the winter. They work like a charm.
2) Nomi there’s plenty of room for a kitchen table by the kitchen window… in fact I used to have one there but my ex took it when she moved away.
3) BHOPC, 8M was sold by the County Administrator, so seems to be a foreclosure or something other than a normal arms-length comp. Comp-wise, you want to look at the C, E and F lines, which I believe have the same L-studio floorplans. (J is smaller, no EIK.) Other recent comps: 9F sold for $270k, 9E sold for $295k.
I’ll stop. But anyone can come by and see it Sunday! I’m happy to talk about the apt, the building, whatever.
