It’s a bit of a haul to get from the master bedroom to the one bathroom, but otherwise this two-bedroom co-op at 16 Prospect Park SW in Windsor Terrace is looking pretty nice to us. The prewar pad was just recently renovated and is on the top floor. And, at $643, the monthly maintenance is quite manageable. As for the asking price of $475,000, we suspect they’ll be able to get within 5 percent of it. Do you?

  1. I’m actually a little shocked… it’s out of my price-range, but it doesn’t strike me as crazy. Almost, like, ya know… a regular couple with regular jobs could afford this.

    I would call it a 1+ bedroom… I mean, buying is supposed to be for a home, right? Not a roommate share with a single common space. The second “bedroom” is a perfect guestroom/office/den/etc.

    Also, this appears to be the *next* building own PPSW… so it’s not the one everyone hang out in waiting for the bus. That’s a good thing, especially on rainy days.

    Too bad it’s a ‘southwestern exposure’ (meaning the back / non-park side) of the building… but that means it’s probably nice and bright.

  2. I like the mini-hallway idea, or something that would keep the second bedroom from being boxed in by other rooms. And a closet for the first bedroom is needed, too. Aside from the off-putting layout and that it’s a 4th-floor walkup, it looks like a nicely cared-for apartment. It’s pretty much down the block from the F and a pretty nice area all-around.

  3. Marginally less delusional than the Gates Ave apt yesterday but wasn’t this originally a one bed where they’ve converted the dining room to make it into a 2nd bedroom? It would certainly be much more comfortable if lived in as a one bed.

  4. I don’t want my bedroom off LR like that (kids up at 5:30 watching cartoons, me killing myself in bedroom). You could easily reconfigure this place and make it 100% better: add little hall off LR thru closet with doors to the two bedrooms. Close off doors to bedrooms from LR and kitchen. Add a table in kitchen.

    Anyway, looks like a decent price. Don’t know that area at all anymore.

  5. Another 700sf “2-bedroom” apartment. At least the price isn’t as nuts. The listing says top floor, but doesn’t mention an elevator, so maybe there’s a reason why the price appears more reasonable.
