It’s a bit of a haul to get from the master bedroom to the one bathroom, but otherwise this two-bedroom co-op at 16 Prospect Park SW in Windsor Terrace is looking pretty nice to us. The prewar pad was just recently renovated and is on the top floor. And, at $643, the monthly maintenance is quite manageable. As for the asking price of $475,000, we suspect they’ll be able to get within 5 percent of it. Do you?

  1. So because you live in the area and haven’t been a victim of a crime Clinton Hill is safer than Windsor Terrace?

    Look at the NYPD stats. That’s all the “articles” you need.

    I HATE it when people try to gloss over crime like it’s nothing. Clinton Hill has significant crime and drug issues still. Sure it’s better than it used to be, but it’s not worthy of 600K 1 bedroom apartments.

  2. 11217, that’s a few blocks further down. no one not living in the area is going to convince me with some articles that my experience of the area being safe is NOT true. I’m a chinese dude and not tough looking. if the area is that bad, I’m sure I would’ve gotten a piece of the crap by now in my 8 years in the area

  3. Sorry M4L, You may feel safe, but Clinton Hill has far more crime than Windsor Terrace….in fact I recall reading about a rape on Gates not long ago and this from an article out today about crime in Brooklyn:

I’ve seen it at its worst,” said Renee Parris, 47, an administrative assistant who lives near Gates and Classon Aves., where one woman was raped March 23. “I have to be more careful,” she said. “We all have to be more careful.”

  4. 11217, I’ve live, walked, drove, etc the gates area for close to 8 yrs so I can say it’s pretty safe and nice. you confirming this is safe and nice just makes it comparable. this is deeper into BK and albeit I dont mine it, but some will since it’s further from Manhattan.

    Ridiculous! a couple or couple with a baby couldn’t live here? I wonder how we manage in our smaller 1 BR…

    Neither bedroom has a dimension smaller than 10′ which puts it ahead of many brownstone floor-through 2BRs posted up for sale here. Good light and exposure. Not sure what all the sniping is about, it’s not a huge 2BR but they also aren’t asking 700K…
