It’s a bit of a haul to get from the master bedroom to the one bathroom, but otherwise this two-bedroom co-op at 16 Prospect Park SW in Windsor Terrace is looking pretty nice to us. The prewar pad was just recently renovated and is on the top floor. And, at $643, the monthly maintenance is quite manageable. As for the asking price of $475,000, we suspect they’ll be able to get within 5 percent of it. Do you?

Wait. Neither of these bedrooms seem like they are supposed to be bedrooms. One’s obviously a dining room, and the other, right off the kichen? Oh, wait. That second one must have been the original one bedroom, the kitchen access only added so that one would not have to walk thru the former dining room/now other bedroom. Yes?
I just saw the same square footage, on washington and gates in clinton hill, for $1600/month rental. Yes, granted, the kitchen was crap and the ground-floor location would suck… but so would living on the f-train?
This is a cute working-class apartment. I am not knocking it. And for some, this location would be worth the price. I am just not them.
Yes, very nice renovations. Kitchen and bath are classic and lovely.

revamp my opinion: $475K would be good for this place – I love the 4th floor walkup myself [live in one!], but without a view or roofdeck or skylight, it’s not worth nearly as much.
Location, location, location: call me crazy, but I think this will go above-ask… $515K?
About 7 years ago, I looked at an identical unit in this building [top floor, park-facing, dining room used as bedroom, etc]. I can’t speak for the condition of the co-op, but the location is great, the views are amazing & while it is no doubt a small place with a mediocre layout, I’ve seen much worse for much more $!
Also, this place seems to have had a decent renovation & is making the most of what they’ve got.

That also means you don’t get the PPSW bus and traffic noise.
4th floor walk-up wouldn’t bother me a bit. There are people who pay a gym membership to use a stair climber – these are included in the maintenance.
come on. you know we were talking about the exact location of this bldg vs yesterday’s bldg when I said comparable location, gates blk is safe,… I’m sticking to comparable location and gates blk is safe.
if you want to CHANGE convo to hood vs hood, yes I would agree Windsor is safer than Clinton Hill
People take into account the entire neighborhood when buying an apartment, M4L….not just their immediate block.

dont stretch to win an argument. we’re talking about the block. I said it’s safe. 1st hand knowledge too. you like like stretch this to a neighborhood vs neighborhood convo which isn’t the topic. if you can give me specific stats of this blk, I concede. till then I say it’s safe.
