This studio at 177 Columbia Heights in Brooklyn Heights has a couple of things really going for it: Location and those windows! On the other hand, some of the numbers might be working against it: Monthly maintenance of $799 (for a 400-square-foot apartment) and an asking price of $375,000. A little too rich for our blood, even if it is “Paris in New York,” as the listing claims.

Here is a head scratcher…same unit changed hands for $315K in July 2007. Now if this were Detroit we’d assume a short sale or foreclosure, but in *precious* Brooklyn Heights…oh horrors!
This is a good apartment for BHO to chime in on.
Bought in 2008 for 250k.
Install 5K kitchen and $500 paint.
Insert national housing collapse.
Put on market for 375K in 2010.
When you look at the Philadelphia Brownstoner, almost every COTD is selling for significantly LESS than it did 2 years ago, not 125k MORE. Granted, this hasn’t sold yet.
To be fair, the facade has very special decorations like the kind you see on some buildings in Florence. It is very gorgeous and I’m sure difficult to restore, but they have to do something.
I like Ikea, just think the dark wood and speckled granite is a little faux elegant.
I saw this when it was for sale last year. Did it sell for 249? Needed a kitchen and paint but it was sweet then, and it’s sweet now. A little less sweet at this price, but still sweet.
IMO, that facade issue is a killer tho. And they need to move at some point I would think. Can’t have that thing supported by posts like that forever. Read the minutes carefullly with this one..

As we have discussed many times, co-op fees are high because they secretly support US covert operations in Iraq. The money syphoned off from Brooklyn Heights co-ops maintains about a quarter of the CIA operating budget. It’s all in there under “miscellanous covert fees” in the annual audited statements.
For that kind of maintenance one would think the corporation could repair the facade. It is not just an aesthetic issue, it literally looks like masonry can fall on your head as you walk in. Too bad because the apartment does look Parisian. It is perfectly lovely. If they have the facade repairs under control, then I retract my misgivings.

The pics from the old listing are still up, so you can do a before and after comparison to decide it you agree that its “a crappy looking ikea kitchen”. New cabinetry, appliances and added a storage loft.
sweet pad and location. if one is eyeing BK heights, this aint that out of the norm price and maintenance wise.
