This three-bedroom apartment at 560 Dean Street in Park Slope hit the market last month with a price tag of $749,000. While the three bedrooms are all real bedrooms, one of them is super small. Another qualifier: There’s only one bathroom for the entire apartment. That said, the co-op has lots of original detail and a generous living/dining area. On top of that, the monthly maintenance of $630 is quite low. Overall, it looks like an interesting option for a family with a couple of kids.

  1. I love me an original Victorian/Edwardian apartment. As opposed to an apartment carved out of a former single family house with the proportions all wrong. These are hard to find. This one has been sheetrocked all to hell though and apparently has those icky bi-fold doors in the closets, but I guess it wouldn’t be too hard to fix that. I like. Strong color to, but am not convinced these are the right strong colors. They look a little unearthly.

  2. It’s a near perfect layout for people who need a home office not a 3rd bedroom. The half bath is in the right location; off a hallway not directly off the kitchen or DR or LR. I know a couple people selling smaller more cramped 2BR coop apts in Park Slope with just one bathroom which are priced higher with higher maintenance. And not because of school zone; those are PS 282 (which is fine, just not the exulted 321). So comparing those to this it seems this could already be priced for the potential AY construction issues.

  3. Just looked at the floorplan; this may be one of my favorite layouts in a while. Nice relaxed front-of-the-house for entertaining, and bedroom far enough away that the party isn’t that annoying.

  4. I grew up with one bath for four people, and nobody was getting up at 5am (or 6am) to shower and get out the door before 8. That’s ridiculous. What kind of crazy showers do you people take?

Snezan, I wouldn’t say “there are a lot of warehouses etc. on Dean Street.” On the block of Dean between Carlton & Vanderbilt (the next block east from 560 Dean), there are a few warehouses on the south side. There used to be some on the north side; all buildings but one (the now empty homeless shelter at 603 Dean) have since demolished for the parking lot I wrote about above.

    There are a fair number of low-rise townhouses and warehouses since converted to residential on the south side of this block of Dean between Carlton and Vanderbilt:

  6. Montrose, I love the colors too… the apartment seems super cheerful and bright, like my perception of Prospect Heights. I suppose this apartment is fairly close to AY, at the same time, there are a lot of warehouses etc… on Dean street, so not like this is a pristine street.

    The listing clearly says 1.5 baths Brownstoner ;). There is no site to scoop you so I’m surprised you pop up with these errors sometimes.

  7. I know it’s not everyone’s taste, but I really like the colors they used. The blue and green brighten up what could be a dark apartment, and highlight the woodwork. I really love the fretwork, it’s in great shape, and provides a pretty dividing point, without cutting off the light. As to the rest, I pass here on my B65 bus route a lot. It is going to be a parking lot on Dean Street. It’s already like being in line to pay a toll sometimes now.

  8. I’ve lived in a place like this as a family of 4. Often — not ALWAYS, but often — these places are used for families of 4/5 when at least 2 of the 4/5 are in diapers.

    I predict the buyer is a family of 3, one in diapers (hopefully, the youngest member of the family). When they move out in 5 years, they may be a family of 5 but it’s quite likely they’ll still have only one kid sharing the bathroom with them. And they’ll be moving bcs of schools anyway.
