We wish there were some photos of the bathroom and kitchen, however. It would make it easier to weigh in on the asking price of $850,000.

Charming place, on one of the best blocks in the slope. Unusual to have 2 baths in an apartment like this. The second bedroom is small but real (not one of those 6-foot wide living room alcoves). Layout is a tad odd, but the living space is good-sized and functional. Decent-sized deck. P.S. 321. I think they’ll get over $800k.
I’ve read comments calling hallways “wasted space” but a couple of hallways here would make a big difference. Not great to have a sleeping baby just .. there. Or your bedroom next to the kitchen. I wouldn’t pay 850, but it’s a nice place. Dont’ tell anyone but I’d think about painting the woodwork if it were mine.
Speaking of layout, I love 154 Bergen #2 – short hall/foyer leads to entrance across from the large bath and w/d closet, bedrooms side-by-side on the end. Living room and EIK on the opposite end (e.g., entertaining won’t disturb early sleepers like the little one). Only one bth, but otherwise it’s just perfect – except it is
1) just a bit above our range, and
2) NFW our lender will finance a 3-unit co-op

Pretty funny asking price. If you just add up the Master bedroom, plus kitchen and bath area (13’4 wide x 28 long) to the LR/DR and the tiny remaining bedroom you realize this is barely 850 to 900 sqft. Add to that the fact that the only outdoor space is a tiny deck, and that per the pics the condition is not very good. What are you left with? 1000 psf asking price just for location? Me laughs. This is worth 650 tops, maybe closer to 600.
Didn’t notice that there were no closets. Although it’lll cost about $2,000 to have a nice one put into the MB, it’s something the seller should do NOW as this will be a big turnoff to any first-time buyers who will have no clue what they would cost or how to get a contractor to build them. STUPID of this seller to not have any. What did he, himself use????????
Crappy crappy layout, someone actually designed a layout like this. No closets in the Bedroom, hardly any windows. I would not care where this was located. Its ugly
