The photos are unusually weak for a Corcoran listing, but this parlor floor co-op at 309 Garfield Place has some obvious charms. In addition to the mahogany woodwork and high ceilings, the layout of this place feels more generous than your standard floor-through apartment. The monthly maintenance of $761 ain’t bad either. We wish there were some photos of the bathroom and kitchen, however. It would make it easier to weigh in on the asking price of $850,000.

  1. Seems like some serious disconnect between ‘what it should sell for’ and what will get a deal done.

    As a prospective buyer I wish it were not so, but its either face reality or sit on the sidelines (e.g., keep flushing the rent check every month).

    The above line makes me ask…..
    WHY WHY WHY – why 15 YEARS after the internet revolution began is it that ONLY Corcoran seems to recognize that residential RE is a web based product. Seriously as far as I am concerned EVERY brokerage in NYC (and likely the country) besides Corcoran deserves to go out of business – and Corcoran only gets to to stay in business for simply showing up in the 21st century. [talk about 1st mover advantage – their basic website is 10+years old and yet their competition still hasnt figured it out]

    Its simple – detailed floorplan, excellent and complete internal and external pictures, and a map or 2. Frankly the actual broker is optional.

    less stairwell…smaller than the width of #2 bdrm, call it 7′
    length = kitchen (10′) + mb (18.5′)
    7×28.5=199.5

    900 sq ft sounds about right

    2nd bath + outdoor space + park block

  5. Mario, I think you’re overstating. I get at least 1000 sq. feet. And outdoor space — this is not SO tiny — is very desirable.

    Condition? Cannot tell. Could be as fine as they say, but the photos are indecipherable. And why no kitchen pic. when it’s “renovated”?

    For me, as someone else stated, the real problem with the layout is lack of light.

    But IF the condition is as the ad says, then price is not out of line with location.
