The photos are unusually weak for a Corcoran listing, but this parlor floor co-op at 309 Garfield Place has some obvious charms. In addition to the mahogany woodwork and high ceilings, the layout of this place feels more generous than your standard floor-through apartment. The monthly maintenance of $761 ain’t bad either. We wish there were some photos of the bathroom and kitchen, however. It would make it easier to weigh in on the asking price of $850,000.

    fsr?: no there is something fishy about 346; that is off-market. there will be another market data point in that line shortly that will push 900psf. little birdy says so.

  2. I would take the house of the day in PLG over this apt at same price any day….going through kitchen to get between bedroom and living room is tres bizarre.

    Are you referring to 310 2nd Street in CVG? I was amazed by that one too. Ask was $1030K, close to 2007 peak for CVG, and they went into contract 6 days later. I assume they got close to ask. If so, they would work out to about $780/square foot.

  4. this cotd is a serious upgrade in location for anyone who rather be steps from prospect park rather than steps from the park avenue of brooklyn.

  5. Ugh, pass-through kitchen with a corner sink. I hope whoever buys this doesn’t plan to cook. Would this seriously rent for more than $3000/mo?
