We like the windows and the old floors in this corner one-bedroom at 256 Bergen Street in Boerum Hill, and otherwise it’s perfectly inoffensive (except for that partial dropped ceiling with recessed lighting!). The maintenance is also pretty low at $418 a month. The asking price is $349,000. Worth it?

  1. usable sq ft your figures are probably right, but still all real estate is measured from outside of bldg…so to compare apples to apples…
    couple blocks from here is another listing with BHS –
    larger (maybe official 725sq ft) , long, narrow, with fireplace and common roofdeck listed for 425k, 550maint.

    So listing price sounds about right.
    Don’t think AY is much of factor here — is close but not close enuf where construction will interfere.

    Haven’t you heard that Whole Foods may be opening on a diagonal about 10 blocks from there. You’d have to make a big walking detour from this location not to pass the projects to get overpriced organic groceries if that gets built. The building is a couple of blocks on this map pinpointing a recent shooting/stabbing just outside the “tame” projects:

  3. Just looking at the disingenuous listing and the map, it’s obvious here are several reasons this place is only $349,000 (which is still way overpriced). They don’t call them “brokers” for nuthin’.

  4. BSD, yes its a block away from Wyckoff Gardens, but those projects are pretty tame for Brooklyn standards. Besides, the buyer of this place will most likely never have to walk in that direction anyway. All the amenities are on Atlantic Avenue and further points north.
