We like the windows and the old floors in this corner one-bedroom at 256 Bergen Street in Boerum Hill, and otherwise it’s perfectly inoffensive (except for that partial dropped ceiling with recessed lighting!). Epiphany –
I live a few blocks from here. I guess you’re right, a fifteen block shopping errand is not unheard of by any means. I love finding an excuse to stroll up the Heights, but, but in a decade of living here I still haven’t found a compelling reason to walk down 3rd or 4th Ave. Has nothing to do with NYCHA, but more to do with I like tree-lined streets when I am walking. They’re both kind of barren commercial strips (withe some crappy new arch and hotels added to the mix now).
If WF got built, I might drive over there. Before Fariway and Trader Joe’s came along I would sometimes drive to the Pathmark near the WF proposed site. But I more often take the bus to the former and walk to the latter. Having a car = escape pod; I don’t use it on a regular basis for shopping or getting around Brooklyn/Manhattan.

much closer than 15 blocks to WF site – but hardly a reason to buy or not buy….not close enuf and not gonna happen anytime soon….And do people really buy an apartment to be near a particular supermarket chain?
I live next door to this building. My bedroom faces front. Bergen Avenue traffic might be just as bad as Atlantic as I lived on that block, too. Just sayin’
Yes, maybe WF won’t get built. What does Boerum Hill mean when s/he says “the WF discussion is pretty hilarious – that is a good 15-16 blocks from here (3rd & 3rd)?” Does that mean that it is out of Boerum H’s walking range? Or that the detour around the projects make it out of range?
And, you bring up the point that it is also only 15 blocks from a superfund site.
On a co-op or a condo, the unit square footage will be measured inside the walls of the unit.

UNLESS of course they include half the thickness of the walls (this seems like the reasonable method, but why should that matter).

Like this intersection, Nascent Cafe across the street, Brooklyn Circus on the ground floor, laundromat katty korner from here; Tribeca Pediatrics just opened an office one block away @ Nevins/Dean (I know, the latter is not relevant – but just to give a sense of the nabe).
Lots of windows, I think its nicely priced (and appears about halfway in between two units that sold in this bldg in 2007). Should go close to ask.
Bank may insist on 20%. It’s just that some co-ops are very particular about people carryying too much of a mortgage, but not this one.
know this building well and would say the apt is roughly 450-475 sqft. so on the small side, though i will say the units are laid out well, so space is maximized (that said, if you use the washer/dryer hookup, you’re losing your one closet). yes, the pjs are two blocks away, but really? not an issue. and you’re across the street from brooklyn circus and a laundromat, so there’s pretty consistent foot traffic. you’re also an equally quick walk to the F and the pacific/atlantic trains. i’m guessing they’ll get close to asking, as other units in this building have pretty consistently sold in that range (the low maintenance helps the cause). the one minus to me is there’s a bus stop directly across the street, which can be a little annoying.
