If you had $50,000 to sink into renovations, this one-bedroom at 185 Clinton Avenue in Clinton Hill could be one sweet pad. Right now it looks a little rough around the edges, but it’s got decent bones and absolutely killer views. We’re not up on our recent comps in the Clinton Hill Co-ops but we bet some reader will be able to opine on how the $339,000 asking price stacks up.

Neither is true. BAM would be about a 15 minute walk from here, as would the scene of the crime referenced above.

Neither are they (the comps). $339K stacks up like a house of cards. Did it cost freakin’ $50K to renovate these when they were actually selling for that amount in the 90’s during better economic times?
I looked at one of these fixer-uppers in 2001 that only asked a buck grand. I don’t see how today’s asks/comps will escape a collapse back to that amount or worse in this deflationary environment.

I live on the Myrtle side and actually prefer it. That probably wouldn’t be the case if Fulton would pick up.

If you really want a high floor, not a bad deal. I suspect it is more than a $50K reno to end up with a floor plan that makes sense. This is nearly 800 sq ft, so I think the current DR becomes the office/2nd bdrm-nursery.

Yeah, that would be a serious, mistake. And you certainly could not call that a dining area if that’s the case.
As we saw from the recent article Mr B posted here about the super sweet renovation somebody did in Clinton Hill Co-ops, these high floor apts can be really nice with the right touch.
I do agree with E minor that if I was going to buy into Clinton Hill Co-ops I would do so in the chunk of them by Lafayette.

The sponsors were selling renovated 1 bedroom units back in 2008 for about $379k. So $339k for an unrenovated apt in 2010 seems a bit much.
They’re nice apartments, but the 5% flip tax and distance to a reliable subway line made me decide against it then. Also, imho the blocks by Lafayette are nicer.
