If you had $50,000 to sink into renovations, this one-bedroom at 185 Clinton Avenue in Clinton Hill could be one sweet pad. Right now it looks a little rough around the edges, but it’s got decent bones and absolutely killer views. We’re not up on our recent comps in the Clinton Hill Co-ops but we bet some reader will be able to opine on how the $339,000 asking price stacks up.

  1. retail svcs – Myrtle better than Fulton; gap widens by the day

    subway – south better than north campus; not even debateable; just look at the google map

    nicer looking blocks – depends on preference; both not bad; clinton ave is stunning

    schools – south better than north; PS11 is pretty good

    5% flip tax is stiff; maintenance is stiff; price is pretty good (just compare it to other listings)

  2. Live in a similar unit at CHOAC, the dining room is indeed 8′ wide-at least in our place, it turns out to be a perfect little 8×10 room when you close it off as a nursery.
    Subway is the G so not perfect, but my commute is 1/2 hour door to door to my office in lower manhattan. north campus has 24 hour security that has to call up to let people in, they do it most of the time. I used to think the ones by lafayette were better, but not so sure anymore. Good value for the money, decent community feeling with all the neighbors in the complex

  3. I prefer the north campus over the south campus. Both are equidistant to the restaurants on DeKalb, but Myrtle is superior to Fulton in my opinion.

    The price seems good. You could get this into good condition for less than 50k, depends how extensively you want to renovate. The sponsor units, while newly renovated, usually involve bland Home Depot kitchens and a boring color palette.

  4. I’m throwing my lot in with ET, Boerum. Parquet tiles come in various sizes, from 4″ on a side up to a foot square. Further, that window needs to be 6′-0″ wide in order for that space to be 8′ wide, which is an unlikely size for residential use. In the photo, it appears centered, whereas the plan shows considerable space to the left.

    And there are other errors in the listing. For instance, this is not what I would call a corner unit, since all but one window faces in one direction. Its a middle unit with a jog.

    An iffy location without subway access (I had a friend who lived in this apartment complex; its a pain in the @$$ to get to from Manhattan) and a broker who is leaning a litle to far away from honest. boo-hiss.
