The bedroom curtains are a bit too Laura Ashley for our taste, but otherwise this two-bedroom co-op at 76 Remsen Street in Brooklyn Heights is looking very nice to us. The 950-square-foot pad has a reasonable monthly maintenance of $936 and a price tag of $850,000. They may not get asking but we bet they get within 5 percent or so of it.

    come on people. no complaining allowed on maintenance or price on BK Heights. It’s a rich folks hood so if you’re eyeing the hood and complaining then you cant afford it and should eye another hood. Beorum Hill is nice alternative

    M4L, agreed that Remsen is “super sweet”. But asking whether $900/sf is market is not a complaint about the price but merely a reasonable question for one to ask if they are looking at the neighborhood. I feel it is even more reasonable after I just did a comps search on propertyshark and come up with $756/sf. No matter how sweet the neighborhood is or whether one can afford it or not, any buyer is going to scratch their head at paying a 20% premium to recent comps though I realize this is only an ask and it is a Corcoran listing.

    DIBS, I doubt that you actually know enough about me from my occasional comment to call me “horrible.” I know that you have a thing for tacky bathrooms, granite islands, and Vern Yip, but I would hardly say that I know you well enough to say anything about your ovrall character. It’s true that I wouldn’t be in any rush to be your neighbor, but your presence wouldn’t keep me from buying on your block.

  3. Thanks Texpert. Checked the plan. My guess is the little bedroom was once the servant’s room, without a door to the dining room, only a passage to the kitchen. “Good” pre-war one-bedrooms often had a servant’s room (when staff was inexpensive). I’d give this apartment a B for the small rooms, but add a + for the balcony, a nice feature.

    And DIBS, I lived on Remsen off the Esplanade in a brownstone (on arguably the “best” block in the Heights), so I’m familiar with the charms and problems of the type. 😉
