been in this apartment, it is miniscule…plus the 4 floor walk up to the half a deck, the neighbors have the other half

Not much of a comp since its a two bdrm (2nd room being an office/big closet suitable for toddlers only), but here is one we are considering making an offer. Note the list is $124K higher, but the maintenance is more than 25% less. So theres that…

Not going to argue that point, but what is a reasonable expectation at this price point?
The one thing it has going for it is has good light in the LR & BR. I’m perplexed why the broker decided the enlongated view of the kitchen was the way to go; there is a window (nice bonus) tucked in the corner across from the fridge. But given the morning light, this must be the back half apartment…meaning that kitchen window is staring at the building on the right 18 inches away.
Again, though, I just wonder how much you can expect…
Tiny bedroom. Small apartment. Big roofdeck. Bigger price. Typical 20-25% discount to ask gets this done.
