It’s only half a floor, so it’s a good thing it has a private roof deck. Not particularly loving the bathroom and kitchen, but the living room is attractive enough….

11217 – Funky layout but a geuine laundry room is pretty sweet. Really nice kitchen. We’ve looked at a few with an adjoining 2nd bedroom, and I think it would work for a few years. My thinking is 10 years from now, no way, but while she is preschool/grade school age, yes.

you will ahve to redo the kitchen and bathroom presumably
and the place is tiny and as other posters have stated, there are nicer 1 BRs for less in better areas

BoerumHill — I don’t think a ground floor apartment (even if substantially larger) is comparable with top floor unit with roof deck. Or vice versa — they are very different types of units that will appeal to different categories of buyers.
And yes it is tiny. I almost wonder if it would be nicer w/o walls separating the sleeping area from the living area — maybe screens or something?

Even with the roof deck, the price is cracktacular.
Great find, 11217. Doesn’t work for us (baby) but excellent comp, really shows how ridiculous today’s CotD is priced.
Teeny-tiny 2-room studio. Maybe 320k because of the roof terrace?
