This one-bedroom at 262 Bergen Street isn’t particularly sexy but for one person it could work well, as the listing says, as a starter apartment. It’s only half a floor, so it’s a good thing it has a private roof deck. Not particularly loving the bathroom and kitchen, but the living room is attractive enough. No room for a baby though!

  1. As usual: renting this would be around 2/3rds of owning it.

    But this one is worse than usual in that very few buyers will want to stay in it long-term, so you really need to add transfer/brokerage charges into your estimate of the cost of owning it.

  2. Good thing the realtor elected to remove all of the furnishings for the photos. It would appear much smaller unless very artfully staged.
    Outdoor space is def a bonus. Would have been nice to see a photo (or not?)

  3. This fantasy of some sort of mass buyers sit-in (“we won’t take it anymore”!) or whatever, organized somehow by the “smart” people, is . .. . silly.

  4. Well, it’s more like 500 ft. than 400, Snark. But hard to picture going from a rental to buying something that’s likely to be no bigger or even smaller.

    I don’t know about the price. But I shall not repress MY urge to point out that people who call buyers who pay more than THEY would pay for a place “IDIOTS,” are making a whole lot of assumptions.

    Something — anything — is worth what someone will pay for it at any given moment.

  5. Again, the army of sleazy Corcoran brokers! They refuse to put the square footage on this matchbox. Looking at their other listings, we see an apartment at Bedford between Halsey and Fulton that they call “Clinton Hill.” What? Back to geography class. Don’t trust these brokers. Their greed and dishonesty just doesn’t ever recede — recession or not. Use common sense and caution when dealing with brokers. Nice suits, though.

  6. I never fault the seller in asking for too much. I just like to call the buyers who offer these prices for such so so units IDIOTS. When rich folks splash the cash around, whatever. when non-rich folks over-offer, it impacts me so I complain about it.
