As for the numbers, the monthly maintenance is $577 and the asking price is $229,000. The apartment changed hands in the summer of 2007 for $208,425. Sound fair?

First time ever I am one hundred percent behind Rob. Home Depot kitchen is more than appropriate at this price level, and helps to keep the price grounded, which many potential buyers will appreciate. Even more so if it’s a new and clean HD kitchen.
As for the price. I know 7 years ago 1 bedrooms off Cortelyou in Victorian Flatbush were going for less than $100k… Prices may have sunk in most of the country, but those who bought at that price are still sitting pretty.

Kensington as come into it’s own as a hood in 2008-2009. May seem like a premium in comparison to market but I think it will go for close to ask.
I love Home Depot but no way am I getting a kitchen from there. Just sayin.
i just think it’s homophobic to hate on home depot. honestly i have no clue about the actual quality tho.

So a decent co-op in my hood so I have to put in my 5 cents. Priced fairly competitive so should go for a little below ask. The only downside I see is that it’s within a block from a school that tend to be very loud after the let out time.
Rob, I am guessing you’re talking about pricing of the cabinets…All I can say is that I live in Kensington and even getting an apartment for fairly cheap, I wouldn’t consider Home Depot cabinets and vanity because they’re garbage. IKEA is not more expensive and better in my opinion and there are other options at close to Home Depot prices that are better. You just have to actually shop around.

Suggesting that a very modest apartment like this should have anything but an Ikea level kitchen is quite snobby to say the least.
I’ve seen many IKEA kitchens in million dollar apartments and they look great. IKEA makes some really nice kitchens these days.
Rob’s point is right on target…did you expect they’d sink 50K into a new kitchen on a 250K apartment??
