We’re liking this two-bedroom co-op at 85 8th Avenue in Park Slope that just hit the market. The 1,000-square-foot brownstone duplex is one of those places that successfully combines original charm with modern touches. The monthly maintenance seems a touch high at $1,083 given the lack of services, but we won’t be surprised if they get within 10 percent of the $695,000 asking price.

  1. I look at that kitchen and gasp at the poor choice of countertop but that’s cosmetic and easy to swap out.

    there’s a lot I like about this place. Maintenance is way too high… I’d have to offer significantly less than the asking price to get our monthly nut down to something that makes sense for the apt that we’d be potentially purchasing.

    Also I cannot see the floorplan for the bedrooms. I’m thinking the second BR is teeny.

  2. The plans are confusing – they seem to be showing 2 sets of plans for the upper floor, one post renovation, one pre-renovation? I don’t really understand. Nonetheless, the plan I see shows the second bedroom as only accessible through the master, and w/o closets. This is a 1BR + study/baby room.

    I could be reading this wrong, but if so, the listing has a problem with legibility.

  3. The details in this place are much cooler than the other, but the other one would work better for me because:

    1) Parking space
    2) No spriral staircase to deal with
    3) Doorman
    4) Slightly bigger bedrooms and living room

    I would think that the trade-off between the two should be closer to $75k-$100k, so maybe the one from the other day is a little more overpriced than many thought.

  4. how do people deal living in small co-ops if/when you wind up making enemies with other people who live in the co-op? seems like a recipe for disaster. and wouldnt it feel like the other people are always up in your grill? too close for comfort.

  5. I am usually very negative about prices like this — and i definitely can’t afford this place. But I would give up my right nut to have a bay window sitting area like that (and a deck to boot, ahhhh!)

    Anyone want my right nut for, say, $400,000?
