We’re liking this two-bedroom co-op at 85 8th Avenue in Park Slope that just hit the market. The 1,000-square-foot brownstone duplex is one of those places that successfully combines original charm with modern touches. The monthly maintenance seems a touch high at $1,083 given the lack of services, but we won’t be surprised if they get within 10 percent of the $695,000 asking price.

  1. The other big problem with half floor units is that there is no cross-ventilation. Plus the half-bath is tucked back in the center of the building directly off the living room. Its just a poor floorplan.

  2. I don’t like the layout. Too chopped-up. Tight little winding stair. Forget it, this is for elves. A floor-through apartmen would be much much nicer in this handome and well-located building.

  3. No way! No way! No way! If this were two floorthroughs, I’d say it’s the best deal in the Slope and probably incite a bidding war. But it appears to be a triplex composed of basically three rooms and some change stacked on top of each other. Crazee!

  4. Just fyi…A 1 bedroom in this building sold in January 2008 for $425,000 (was asking $399,000). Not sure if that sheds any light on this pricetag or not. We’d probably need to see the floorplan.

    From what I usually see, the 2 bedrooms in PS which are priced below 800K, are either:

    1. Not in PS. 321
    2. Have a tiny 2nd bedroom
    3. Are not that close to trains
    4. Have higher maintenance

    This one might be a combination of 2 and 4…

  5. oh, you’re right. I was thinking it was 3 floors, not two. I think lower then. With kids, that other place with doorman and parking would provide the base for a pretty nice life. Here I’d be worried about baby falling down the spiral staircase (or me flinging myself down it when the walls started to close in around me… these rooms are too small!)
