They’ve made the most of a railroad flat, but having lived in one as a rent stabilized tenant, it’s crappy layout for long term living. No way is this a 550k apt, even if this was the top of the market. I’m usually willing to give sellers the benefit of the doubt, but here I’m on Team Delusional.

Characterful? Is that a word? In addition to verbal confusion I believe you are suffering from some other type as well. This apartment is ridiculously overpriced, and given your opinions on other kitchens it is hard to believe you truly like this one. I think you must be doing someone a favor…
Oh my god. My friend lived in this building, on a diffrent floor. She bought her place about 1995 or 1996 for about $45,000. She sold it in early 2000s for something like $300K. Very long and narrow. Cute block and good location. Brings back memories.

there is no point in buying an apt or building with a monthly expense higher than rent. Be careful to include closing costs (buying and selling), utilities, monthly maintenance etc. I would argue that the monthly expenses should be LOWER than rent as one risks the down payment and equity in a falling market.
