This co-op at 414 Albemarle Road in Kensington looks like a nice basic prewar apartment. Nuthin’ fancy, but it’s got some prewar charm, decent size (800 square feet) and a reasonable monthly maintenance ($516). On top of that, the bathroom and kitchen look pretty inoffensive compared to a lot of things you see for under $300,000. That’s not to say this apartment will fly off the shelf at its current asking price of $295,000. We suspect there’s a little wiggle room built into that ask.

The F train does suck, no argument there. But if you have a reasonably-sized apartment you can invite your friends over for dinner and don’t have to eat alone. And Church Avenue near McDonald has several very good restaurants, even though they’re not yuppie-approved like the ones in Fort Greene.

The location is good, indeed. IMHO, about as good in Kensington as it gets. Otherwise it depends on how much people value the pre-war thing. The asking is on a high side for Kensington.
Totally agree with gemini. $516 is almost a full THIRD of the monthly check writing! It’s all about ratios, no?

But Ft. Greene has a location where you step out your door and have bars/restaurants and 10 trains to Manhattan to choose from. Some people (especially young ones) moved to NYC for those things and not to eat and cook alone in their apartment. I have friends who have lived in NYC for 10 years and never once used their stove.
Having said that, this place looks fine, but overpriced. I think 250k would do it.
This is way more appealing than that tiny studio in Fort Greene from a couple weeks ago. At least you don’t have to cook and eat in your bedroom.
Sorry, but if I could only afford an apartment worth $300K, a $500 maintenance fee would be high for me

decent starter apartment….nice neighborhood, pre-war, and right near commercial. price i think is a tad high however….i would price it at $220K and it would get snatched up
And just what are they hiding behind those closed living room blinds? A brick wall view, perhaps? Nevertheless, it’s nice to see a COTD at a lower price (whether or not it’s the right price).
