  1. My UES condo had 24 hour doormen, service elevator operators and handyman plus a superintendant (not live-in). CCs were about $870 for this size square footage. The building had a new roof, tuckpointing, new boiler, newly rmodelerd hallways and a new first floor facade & lobby so there wasn’t anything else to do. It had a $350,000 reserve.

    I would assume that some of these CCs are deductible in this building but still.

    Who needs a concierge in the neighborhood in which you live?????
