The developer of the 45 3rd Place (aka the Carroll Gardens atrocity) has finally cried “Uncle!” After 16 months on the market with no reduction in price, the two units in the mangled converted townhouse finally received small price reductions (around 3%) at the end of last week. (Notice how the current listings do not include a single photo of the offending addition.) We wonder whether they’ve fixed any of the red flags spotted by blogger Pardon Me For Asking at an open house earlier this year. What do you think these will ultimately sell for (if they ever do)?

1:21, I work on Wall Street and can assure you that not all of us are loud drunks (I would consider myself more of an affectionate drunk). I also try to shop locally and have lived in NYC more than 5 years, but you pretty much nailed the rest. Your response was entertaining and pretty accurate, by the way.

Picture a white, upper middle class male, 25-35, wearing generic upper middle class clothes likely from Abercrobie and Fitch, J Crew or Banana Republic. The kind of guy who is a loud drunk, never shops locally, drives an expensive car, and moved to NYC in the last 5 years.
In other words, an asshole.
I really don’t think this is SUCH an atrocity. Could be much much worse (i.e., in order to expand it they destroyed beautiful lines of original building). There is so much worse architecture out there that I can’t help but feel that many of the commentators are sheep who are told that this is THE ULTIMATE ATROCITY and just go along. Brownstoner, it must be said, has very far from fabulous taste. He has decent taste, but often is taken in by random finishes and ignores HORRIBLE, cheap-ass square foot scrimping layouts. They layout of these apts are very smart – and a decent layout it not easy to come by in this borough. That being said, I think prices need to come down to about $999,999 – at least.

Yes this is an ugly addition – but before all you idiots begin gloating how bad architecture wont sell – I am sure it has much more to do with the price and quality of these apartments rather than the architecture…..

well despite all the comments regarding its horrible architecture, the glut of condos on the market, and the credit crisis, I culdnt help but notice the number of apartments in 4th Ave’s “Crest” condo that were lit up and clearly occupied (not rentals) this weekend –
This is the evidence against all those who just want to compare places on the basis of price/sq ft.
I thought I saw this listed in 4/27 NYT for sale as a regular brownstone with 2 duplexes. I wonder if they are marketing it both ways. They also took down the for sale sign in front of the building. It seems that all buyers are in agreement that this building is wrong.
Ah, the lovely Tumor Building. A friend of mine saw both units a month ago and the feedback from the broker was the owners won’t respond to a lowball offer, they own the property outright and are content to have the units sit empty until they get THEIR price. I thought that was pretty nervy, what with all the negative word on the quality of the reno and the fact that they’re on the market for OVER a year. I’ve had some dealings with the BHS listing broker and she’s a straight shooter – too bad she and the neighborhood are saddled with this atrocity.
