What do people think of this place on 7th Street? The kitchen and floors look nice but the bathroom’s a little too much for us. While we’d need to see a pic of the facade to weigh in fully, this two bedroom looks to be a much better deal at $575,000 than some of the similarly priced one bedrooms we’ve looked at in Greenwood Heights over the past couple of days, wouldn’t you agree? And, btw, there’s an open house this weekend on Sunday from 12 to 2.

  1. This is not a good deal at all – the building is still virtually empty (only the smalled floor-throughs (890sq ft)have sold); it is a walk-up and it is on a not so great block between 3rd and 4th Ave.

    The development is a total failure – it was originally listed by Corcoran – and its had price drops of over 50% (the triplex was originally listed a 1.69M YES the same one that is now listed at 999K) and it still cant sell!

    This line of apartments have sold at 500k, 560k and January ’07 for 529k

    No deal here…

  2. Not as bad, photo-wise, as some places that look like the house equivilent of waking up drunk and staggering around, and Brooklyn Props has about the nicest pix of the slew of local brokers, but I have to agree with 11:40.

    Speaking of the bathroom, why would anyone pair Carrera white marble with camel colored granite and light wood? Yuck! The rest of the apt isn’t bad, although stark white minimalism is about as far away from my tastes as you can get. It would look quite nice with some color on the walls and some accessories with a little zip and personality to them. But that’s just me.

  3. Is the 7th st condo between 3rd & 4th ave a better deal than the 23rd st one between 6th and 7th ave?

    I would say 23rd st wins (not the scarano condo, the greenwood hill one), with much less truck traffic, less diesel fumes, noise and pollution, it has greenery and air, and the price per sf is also much less on the 23rd st condos than on 7th st. I also would take a one bedroom over a small two bed; then you can put the 2nd bed wherever you want, if at all.

    Even the scarano building that everyone is ragging on (211 23rd between 4th and 5th) has a unit with the same square footage as 7th st, but priced at 432k. that’s a lot less than 575k.

    Disclaimer: i don’t know the maintenance/tax structure on the 23rd street condos, and apparently the RE taxes are completely insane on 211 23, so i’m just comparing sqaure feet and nabes, which is all we can compare right now.

  4. Seems definitely lived in. Someone is selling it fairly quickly. Relocation maybe? It’s why the price is so good, they need to sell quickly. Good opportunity, that, for buyers. Somebody should jump on it. Yuck on the clutter on the bathroom counters and magazines on floors, etc. I have to say, when we were showing our place in photos or to buyers at open houses, I removed every single darn thing from the bathroom and kitchen counters. It makes a world of difference. I do the same when we entertain too. I hate toiletries all over a bathroom counter, it’s gross. Showing everyone the ointments and cremes you use. Especially in such a minimalist design space like this, you gotta hide the clutter. No other option.
