What do people think of this place on 7th Street? The kitchen and floors look nice but the bathroom’s a little too much for us. While we’d need to see a pic of the facade to weigh in fully, this two bedroom looks to be a much better deal at $575,000 than some of the similarly priced one bedrooms we’ve looked at in Greenwood Heights over the past couple of days, wouldn’t you agree? And, btw, there’s an open house this weekend on Sunday from 12 to 2.

    no, as i mentioned, it LOOKS like cheap materials cheaply constructed. and no, i haven’t been there … i’m in the business (architecture and construction) so i’m giving my impression based on my experience and what i see in the photo. obviously, anyone who is interested in the apartment will go there are see for themselves.

  2. I actually live behind this place. A few notes- it does seem to be mostly empty (as do similar condos on 8th between 4th and 5th Aves and also, the major industrial loading garage on the top of the block has been sold to make way for…more condos! I’m sure if it’s like the rest of the sub 5th Ave developments- it will be ugly.

  3. 9:47, I didn’t say it WAS cheap, flimsy construction. I said that it “looks like cheap, flimsy construction.” I say that because, from my experience, most “developers” cut corners on basic construction materials. Construction is to the minimum that code requires, and that’s it. Building only to code requirement, and not beyond, results in something that can look shabby, whether now, or at least it will be so in the very near future. Code is for for safety, not aesthetics.

  4. Most of the time, 9:47, when someone says something like that it’s someone who has been to one of the open houses for the property in question, and has seen the construction first-hand. And other times it’s just somebody being catty. It helps when someone backs up their comments with more specifics. That way you know if they’ve actually seen the place.

  5. i understand this unit may be overpriced, or done in a way that is not exactly to the typical brownstoner taste, but i don’t understand how people can look at three photos and declare this is “cheapm flimsy construction”. how do you know?

  6. This is either a poor sucker that didn’t check whether anyone was buying the neighboring apartments and is now living in an apartment building that is about 80% empty (based on sq. footage). I thought these were listed at $499,000 with brooklyn properties for a while.

    The reason that the bottom triplex hasn’t sold is that it’s really quite narrow and those rooms in the back are much too small. The upper duplex is a little nicer, but you basically climbed up 3 floors to get to it. I just do not understand who allows new developments like this to go up without an elevator.

  7. The bathroom isn’t so terrible and I like the kitchen/living room area. The picture is very attractive. I wonder what the outside looks like though and it is the wilderness over there between 3rd and 4th. The wastelands. Dont know where the nearest subway is. Locationally, that is my defination of roughing it.
