$1,325,000 is a lot of money for a one-bedroom in Brooklyn, but in the case of this fifth-floor pad at 70 Washington Street in Dumbo, it may almost be worth it. The 1,417-square-foot loft has big windows, attractive modern fixtures and a nice view over the adjacent rooftop of the Brooklyn Bridge and Manhattan. And the price-per-square foot of $935 is just about the median point for all the current listings in the building. It’s also just a few bucks cheaper than the same line on the seventh floor, also listed with Elliman. You like?

  1. Ah, Antidope, you may be right. Isn’t this far enough from the Manhattan Bridge’s rattling subways though? a couple blocks with several buildings in between? I don’t know. I love that park down the street, the proximity to the Brooklyn Bridge’s footpath, the proximity to subways and Brooklyn Heights etc., but if that racket is more than just discernible inside, than it would be a tough sell at that price.

  2. a lot of people find real city noise appealing. odd i guess to some, but some really do. this location looks very very city so a particular buyer who likes that would probably buy it. the price does sound crazy but what doesnt anymore.

the dollar is the new dime!

  3. Wrong picture. The green couch is in the other apartment (the more expensive one, where they carved out an extra bedroom out of the living room.)
It’s nice enough, but the price is yowza!

  4. it looks like a really comfy apartment. i’d get rid of those stained couches before showing this apartment. look at the lube stain between the cushions in the middle of the couch against the wall :-/

at least use a zip lock bag for christ sakes

  5. This is a beautiful apartment in a great location. I MUCH prefer it to anything at One Hanson, particularly the location. It seems that a couple with a baby/toddler could do very well here. I’d put a transom window above the door to the office for light, put on glass french door with curtains, and use it as a baby’s room. With the full bath right next door to the office, and a walk-in closet across the hall for baby/toy/gear/stroller storage, it would be nearly ideal.

It’ll probably go just north of 1.2.
