The 1,417-square-foot loft has big windows, attractive modern fixtures and a nice view over the adjacent rooftop of the Brooklyn Bridge and Manhattan. And the price-per-square foot of $935 is just about the median point for all the current listings in the building. It’s also just a few bucks cheaper than the same line on the seventh floor, also listed with Elliman. You like?

BQE non-issue (already congested – got car/got garage) and maint/cc not cheap after taxes. Unstable pricing consistent with market at large.
I likes gym and common terrace. I like the Dumbo apartment lifestyle (not quite like that of the brownstone one though).

i have been in an apartment in this building with the exact same lay out. I have to say that it felt smaller than these photos indicate – maybe because it was nighttime? That being said, the windowless room works very well as a 2nd bedroom…
Nice pad, nice building. Still over 800 grand after the impending 37.5% decapitation. Nokilissa might be onto something. “Chef” kitchen similar to One Hanson (which I like) but location and layout superior.

This seems like a lot to pay for a one-bedroom with a second windowless “office”. My calculations from the floorplan show an area of about 1,080 square feet, not 1,417. The maintenance is low, which probably accounts for the high sticker price. But that is due to temporary tax incentives.
I think it is just too much to pay to be down there right now. DUMBO is largely under re-construction and some of the streets look like a war is being fought.
Love it a as well.
A buyer is also gambling that the solution to the BQE is not going to involve widening it — unlikely, as the other alternatives are billions and billions…
