We’re digging this three-bedroom co-op at 433 3rd Street in Park Slope. Other than the fact that it only has one bathroom, the co-op has a lot going for it: Lots of original details (plaster ceiling moldings, french doors, etc.), lots of windows and PS 321 to boot. The maintenance is just $800, but the asking price is $895,000. How does that strike you?

  1. Stand back, all, while I give the real lowdown for this place. I am friends with a number of 3rd St. families who all live in places like this, and have for 10-12 years.

    Smallish bedrooms? Yup.
    One floor, not much room for roaming around? Yup.
    One bathroom? Yup.

    Guess what? This place will have multiple offers and go over ask! I put a conservative 900k. I never venture into the HOTD or COTD threads with prices but knowing what I know about the lives of people on 3rd St., no way I’m wrong.

  2. I’m a big fan of the idea of 2+ bathrooms. Nothing worse than needing the bathroom when someone else is in there. Also, having a second bedroom gives more privacy all round when you have guests.

    It may not have sold at all, as there is no recorded sale on Streeteasy, nor any indication that it ever entered contract.

  4. The listing says exclusive roof rights. That’s a fourth floor walk up (no even including that half landing in the front). I know kids do it all the time, but having 2 little ones go up/down three flights of stairs is bit of a hassle.

    but the bigger question is when looking at these old pre war buildings is always being like omg1!!!!1 only one bathroom!! well DUH! if you want 4.5 bathrooms in a three bedroom home, there’s a ton of other places to look!
