We’re digging this three-bedroom co-op at 433 3rd Street in Park Slope. Other than the fact that it only has one bathroom, the co-op has a lot going for it: Lots of original details (plaster ceiling moldings, french doors, etc.), lots of windows and PS 321 to boot. The maintenance is just $800, but the asking price is $895,000. How does that strike you?

  1. Antidope, if you’re not going to provide address for sales that are public record, that’s just…. fishy, in my book. And in any case 1500 to 1650 sqft is larger than most apartments around the area, because the house would have to be 55×30 footprint, if you’re talking about a floor through. 975K for 1500 is still 600 and change psf.

    Ringo, maintenance was 1100 and it was an elevator building, 2 exposures, etc. It was listed for 829K and sold for 870 after a bidding war. Went into contract around christmas and just closed.

  3. I know it’s kind of party-pooperish to start dealing with facts here but, gee, I can’t help myself:

    one 3 bed/1 bath in this building apparently sold for 595K in 2007, which would be consistent with 600 psf for an apartment in bad condition (assuming) in such a location. There’s a floorplan available in SE for an apartment that was previously listed in this building for 879K and would seem to be this one now listed for 895K.

    And, Ringo, a decently sized 3 bed 2 bath with a real kitchen in prime 321 zone doesn’t cost 1 M. That’s what they would ask for it, which is starkly different.

    Check this one out: 401 8th Ave #22: 1350 sqft, 3/2 on 8th Ave at 4th St., in pretty good condition just sold for 870K, which is again 650 psf or something like that, which is what good co-ops sell for in PS. The guys asking 800 psf in Gowanus are just smokin’ something good.

  4. Also, having a second bedroom gives more privacy all round when you have guests.

    Oh please, how often do people really have these guests that have to use the bathroom??
    so they use the same bathroom as the rest of the family, whoop de doo, what is in there that no one can possibly see, a bar of soap, towels…..really…
    to much HGTV for everyone…..

  5. i agree with parksloper’s floorplan rant. it’s really annoying when you don’t have that and an idea of square footage. but we’ve been looking at properties in the ‘burbs and no one ever seems to have floor plans and square footage for houses outside of the city. is this the norm? even corcoran’s website doesn’t seem to have that info for non-nyc properties.

    Dear Broker,

    Most of what needs to be said about the lack of a floorplan has already been said above: basically, it reeks of deliberate deception. You don’t *want* potential buyers to see the size and layout of the apartment before they waste their time going to look at it. For shame.

    In fact, since most buyers nowadays do a substantial amount of research on-line before they decide which properties to view, failing to provide a floorplan (or the square footage) may actually drive people away who might have checked it out otherwise, because the floorplan may make it clear to some that the flow of rooms is actually quite workable for their needs.

    There’s just no excuse for posting a listing with incomplete information. What are these sellers paying you for, anyway?
