This 1,400-square-foot condo at 675 Sackett Street in Park Slope traded for $1,100,000 back in 2006 and is now back on the market with an asking price of $1,250,000. We don’t care much for the exterior of the building but the interior of this two-bedroom apartment looks quite nice. The private terrace is nothing to sniff at either. Since the building has only been around since 2004, the common charges are still quite low too.

So all those years that my friends in Park Slope swore that the neighborhood ended between 6th and 5th Avenues were really just being snooty. They didn’t want to include the Hispanic blocks in their neighborhood. This is a bit of a revelation, although come to think of it, no surprise.

So the verdict is in – 4th Ave is officially the border of Park Slope. I am still troubled by it in the sense that it does not pass the eye test, but not going to argue with the facts…
There’s nothing to wonder here, as some commenter mentioned a while back in the thread, a similarly sized apartment in the same building just went into contract for 825K, so this price is just hahafunny. While we’re it, we could crunch some numbers and say that if you’re willing to pay 1000 psf in the border between Gowanus and PS, then you’d be paying 1600 on, say, Prospect Park West and President St., which means you’d pay 1900psf in one of those really cute streets in Cobble Hill and 2300 in the nicest areas of Brooklyn Heights, 2800 in SoHo, 3300 in the West Village and 5000 in CPW and 70th St. Which is clearly ludicrous. Now, if you pay 550 in the border between Gowanus and PS, the world makes a little bit more sense.
