Anyone familiar with Brooklyn’s Kinko houses may well be intrigued by the possibility to own a unit in one that’s turned condo. The early 20th century genre comprises two duplexes, each laid out like a house with its own private entrance, and this one is no exception.

The three-bedroom, 2.5-bathroom apartment is spacious and has many original details as well as updates. Some of its more distinctive features include a bookcase with a hidden door that swings open to reveal a bathroom.

There are also three wood-burning fireplaces, a terrace and private roof. The overall vibe is Storybook English Tudor, but lightened and brightened with a modern sensibility.

A renovation left intact wood floors, paneling in the dining room and an Arts and Crafts staircase. The living room retains its original mantel and a bay window with window seat.

Updates include custom built-in bookcases, a fireplace for grilling in the butler’s pantry, air conditioning and in-unit washer/dryer. The modern kitchen has some vintage flair with cream painted cupboards, marble subway tile and steel doors leading to a balcony with gas grill.

The terrace, accessed through an en suite bathroom in the biggest bedroom, is landscaped. The roof is easily accessible via the staircase, and there is extra dedicated storage in the building. Prospect Park is less than a block away.

Taxes are $871 a month, and common charges are $10, according to the listing, from Mary Ellen Cashman of Compass. There is an open house scheduled for later today. Perhaps that would be an opportunity to ask about financing in the building, which can sometimes be a challenge with fewer than four units.

In a neighborhood where prices for townhouses can range from $2 million to $6 million and up, the condo is asking $3.6 million. What do you think of it?
