Any of you peeps who’ve been moping around complaining about how there’s still nothing decent to buy despite the market pullback would do well to stop your sobbing and get yourself over to Hancock Street. This 3,600-square-foot is dripping with details and in rarified company–it’s just a few lots over from the group of Montrose Morris houses on this block that we’ve mentioned several times on the blog. You may recall that one of them, Number 242, recently sold about 5% above its original asking price of $879,000. So watcha doing still sitting there reading this post. At $865,000, we think this is priced to sell, even though it’s gonna need some work. By the way, who the heck is Jack Mangra?

  1. I don’t know why people assume that someone would buy a four-family to make it a one-family. Some people want a relatively small place now, assistance with the mortgage, and room to grow in the future.

    It is a pretty block, though, and close to an express A/C line stop. Although the numbers don’t work as an investment property at that asking, it might work for someone who wants a duplex and two apartments for income. It looks like the C-of-O is actually a 3-family.

  2. Our objectivity? This house on one of the prettiest blocks in Brooklyn, hardly a sketchy area. Be careful of how you generalize about Bed Stuy–it’s far too big an area to paint with one brush. If this house were five blocks west, it would be considered clinton hill and would cost almost double. If we were just getting into the market, this is the only kind of deal we would feel very comfortable making right now. But that’s just one man’s opinion.

  3. The “gung-ho” comments I think are based on the fact that this is a really nice block of gorgeous homes of varying architectural designs. I live in Clinton Hill and I must say that the first time I walked down this block, I thought that maybe I should have looked here for a place, despite the fact that I was not interested in looking for a place in Bed Stuy. It’s just a really pretty block with people who obviously take care of their places.

  4. It is a lovely home, but I have to say, no matter how one feels about the nabe, the price is high and I have to wonder at Bstoner’s gung-ho-ness when it comes to anything in the CH/BS area. A little objectivity might be in order…
