This 3,600-square-foot is dripping with details and in rarified company–it’s just a few lots over from the group of Montrose Morris houses on this block that we’ve mentioned several times on the blog. You may recall that one of them, Number 242, recently sold about 5% above its original asking price of $879,000. So watcha doing still sitting there reading this post. At $865,000, we think this is priced to sell, even though it’s gonna need some work. By the way, who the heck is Jack Mangra?

3:39: too bad you are about to be killed on this board b/c, god forbid, you think Bed-Stuy isn’t the best neighborhood in the world…you should move there just b/c the house is nice (that’s the only criteria…dont you know).
I’m a bubblesitter but 5 things attract me to this listing.

*Kick-ass fireplaces
*Finished wood apparently in good condition
*Neighboring building stage left apparently well kept (garden)
*20-footer
My low ball bid would start at $0.5M.

I am anon @ 12:18…to respond..
1. I am completely familiar w/ this block having been born in the area and lived their my entire life.
2. I don’t give a rats a@# if “this block is beautiful” or “its gorgeous”, etc…it doesn’t matter. As an example, the most beautiful house in the worst neighborhood is still not worth anything…you can’t live your whole life stuck on your block or in your house…location matters.
3. I am not one to knock Bed-Stuy just to knock it..so please don’t assume anything about me. The fact is Bed-Stuy is Bed-Stuy…and that’s reality, like it or not.
4. As to Brownstoner’s comment that if this were 5 blocks over it’d be double…well I’m disappointed in that comment and make me question why I rely on anything he says. 5 blocks is a HUGE difference in Brooklyna and NYC. I might want to live on on 7th ave and 10th st in park slope, but i sure as hell don’t want to live on 2nd ave and 10th st…that’s only 5 blocks. who care is this particular house would be double somewhere else…hell this particular house would be quintuple if it were in manhattan…but it’s not, and unless you plan on picking it up and moving it it’s of no consequence how much it would be worth somewhere else, b/c you have to live in it where it is.
why does everyone have to take such offense if someone says property values are less in bed-stuy? they are and they should be. it has nothing to do w/ race…there are other factors. not every neighborhood is the same.

Yes, I have to second that- this block is beautiful- as are many brownstone blocks in BedStuy- and with convenient access to a very good train- I think this price is a good deal. And did you not see the details? Lovely! An informed opinion is always a plus 🙂
Anon @ 12:18. Since you’re equiped with your armor, that tends to make me think that you jump at the opportunity to knock Bed-Stuy. It’s fairly obvious you’re not familiar with this block.
Now, I could easily say $855K on Monroe between Ralph & Patchen is rediculous. But on this block, while I couldn’t, I think it’s pretty realistic.
But the main point is this block is Beautiful from a “Brownstone” perspective. I’d welcome negative comments only if they were informed.
What kind of rents are you getting and for what sized apartments/amenities.
Are you getting professionals, or people commuting to the city?
I’m just around the corner. I’m so friggen bummed that these homes were not on the market when I was looking! It seems like the numbers would kind of make sense. We’re getting some pretty decent rents around there now and a fine selection of tenants to choose from. BTW, LOVE the area.
anon @ 12:18- you’d be entitled to your opinion if it were at least a little informed- this block is amazing!! i’m on hancock bet nostrand/bedford, and usually go out of my way to walk down it if i’m on my way to restoration plaza or anywhere on fulton
