Brooklyn Rentals in Five Neighborhoods With Below-Average Rents

In our top listings, the past two weeks’ No. 1 loses its spot, and a rental tops the list for the first time.

10. On Bergen Street in Boerum Hill we’ve got a big one — four stories and 25 feet wide. With no stoop and a single entrance it’s set up with four units, one on each floor, so any owner-occupant has some refiguring to do.

9. A photo of Greenpoint’s 144 Franklin Street has graced the top of the Brownstoner website for years. There’s just something special about its arched Romanesque windows and terra-cotta trim. Half the building just hit the market for a cool $3,000,000 Friday. The listing includes two of 144 Franklin’s three residential units: a 1,920-square-foot three-bedroom apartment taking up the entire second floor; and a 900-square-foot two-bedroom occupying half of the first floor, with a sleeping loft and another 900-square-foot space in the basement, the agent told us.

8. This adorable “neo-Medieval” townhouse was twice featured on the Prospect Lefferts Gardens home tour. Built in 1901, and at one point damaged by fire, the home recently underwent a full renovation from facade to central AC. The 3,250-square-foot home also has a private garage.

7. The new apartments at 531 Vanderbilt were built at condos, but a few units have recently hit the market as rentals. The wood floor is interesting — with oak planks arranged in a herringbone pattern. The kitchens also boast some fancy appliances from Fischer & Paykel, Bertazzoni and Bosch.

5. On Park Place in Crown Heights is a three-level home with the basement at the garden level and two floors above, each comprising a separate unit. Recently renovated, with at least one new kitchen and bathroom (i.e. those pictured), it retains some original detail — though not the original floors, sadly.

4. This 2,000-square-foot Carroll Gardens townhouse is in decent shape, with some lovely original details — four marble fireplaces, tin ceilings, and wall moldings — but it could certainly use a little love. Just get rid of the exterior’s faux stone facade and you’re halfway to having a Brooklyn dream home.

3. Everyone loves a mews house — so much so that this prime specimen on wonderful Warren Place in Cobble Hill has been at No. 1 for two weeks, but has now dropped to third place. A three-bedroom home, it’s small at 1,050 square feet and has only a single bathroom, but it doesn’t lack for charm.

2. On Macdonough Street in Bed Stuy is a brownstone with an owner’s triplex — which appears to include a finished basement — and a pair of rentals sharing the top floor. It looks to be in good condition, and there are some nice details on this one, including mantels and carved woodwork in the entryway.

1. Last week’s No. 7 spot, this week’s No. 1 is a brownstone garden unit with original exposed beams, wide-plank floors and a marble fireplace. It’s also just a stone’s throw from the B,Q stop at 7th Avenue and a short walk from Prospect Park. It also has a private patio in the back. The price was recently reduced by $200 a month.
